From start to finish, we are here with you every step of the way. Our process will get you home! Here is what you can expect during your home purchase journey.

  1. Pre-Approval:

    This is where we lay the groundwork for a successful buying process. Begin the conversation with our loan experts to review your credit, discuss your loan options, and establish your plan. You will complete a loan application and provide financial documents to us. Providing this information up-front will help us qualify you for a loan and avoid any potential issues during the transaction.

  2. Home Search:

    Meet with your real estate agent to discuss the type of home you are looking for. Include the style, location and price in your conversation. Your agent will help you search for properties, schedule showings, and help you find the perfect home. Your loan expert can help you with running numbers to determine costs and payments.

  3. Purchase Offer:

    Once you have found your home, your agent will prepare the purchase offer based on your chosen price and terms. If eligible, you can make your offer even more attractive by leveraging AMEC’s $10,000 Closing Guarantee. Restrictions apply.

  4. Contract:

    When you and the seller have agreed to price and terms, you will have an accepted purchase offer and go under contract. The home is effectively held for you until closing.

  5. Home Inspection:

    A licensed professional will review and test all the home’s systems to ensure health and safety code compliance.

  6. Initial Loan Disclosures:

    Meet with your loan expert to set your loan terms, lock the rate, and go over property specific transaction items. You will be signing your initial loan disclosures at this time. Take advantage of AMEC’s top of the line technology to make this process simple and smooth.

  7. Processing:

    Your AMEC processor will be with you from disclosures to closing. They will ensure that your preapproval documents do not expire, and act as your loan concierge, working diligently to collect documents from you and our vendors to present your loan to the underwriting and closing departments.

  8. Appraisal & Title Insurance:

    We work with experienced local appraisers to make sure the purchase price is supported by the value of the home. We will also contract a title and/or escrow company to conduct your closing and insure that the property has been legally transferred to you as the new owner.

  9. Submit to Underwriting:

    Our experienced underwriting team will review your file and all documents to ensure compliance with program guidelines.

  10. Approved with Conditions:

    Conditions for additional information may be requested by our underwriting team to clear the file for final approval. This is where we work together to dot the i’s and cross the t’s in your loan file. Your loan expert will work with you to resolve the conditions before we are ready to move to the next step.

  11. Clear to Close:

    The three words that mean you have made it! We are reading to head to closing!

  12. Final Closing Disclosures:

    We will prepare your documents for closing and confirm final numbers with you.

  13. Closing:

    You will sign closing documents to transfer funds, ownership, and obtain the keys to the property. Congrats! You now own your new home!

If AMEC does not close your loan, we will issue a $5,000 check to the buyer of the subject property and we will issue a $5,000 check to the seller of the subject property.
